The asking price doesn't take into account the flood zone, with three floods in two decades.  And those walls have to be so stained with nicotine it will cost thousands to clean up.  The price should be closer to $100,000 because of Debbie's nicotine abuse, and expensive flood insurance that will be required to get a mortgage.

Needs new roof and siding.  The flood zone is the biggest issue.  Being the house of a heavy smoker does impact the value. Kitchen needs updates.  New paint needed on all walls.  I'm going to assume the furnace and hot water heater aren't new.  

This house should be priced at $99,000. The asking price of $269,000 (already down $6,000) is another Debbie Preston scam.

Thirdhand smoke is the toxic residue left behind from smoking and this can be a serious health hazard. Not only is this type of pollution very dangerous to the health of both humans and animals, but it is also incredibly difficult to clean and remove from homes.
